Cost and obligation free
Once you’ve had your project consultation with our team, the next step is to formalise your design brief so that we can give you accurate specifications and pricing. It’s at this stage that we carry out a site inspection and you get to work with our design team of architects and interior designers to create a modular home design that suits your needs.
A site inspection enables our design team to fully assess council requirements, access, orientation, design and siting options. Equipped with this information, they can work on a prefab home design that best integrates with your site.
Following our visit to your site, we’ll provide you with a formal project proposal. The proposal is informed by both our site and planning assessments and includes detailed design concepts and costings.

Following the presentation of your proposed prefabricated house design concepts, our design team will work with you to further develop and refine your concept design, ensuring it meets your needs and budget and delivers you your dream home.
If your project requires a planning permit, Modscape can undertake the process of obtaining this on your behalf. Alternatively you may wish to undertake this process yourself. Modscape can commission the relevant surveys, assessments and reports that are required to obtain the planning permit through council. Planning approvals generally take a minimum of 3 months depending on your council, but can take longer.
Once the planning permit has been received OR if planning is not required, then a set of detailed drawings are prepared by our design and drafting team for both building permit and construction purposes. Now it’s time to choose your fixtures and finishes and finalise any site works that are required.
Modscape will arrange a building permit using our building surveyor. We will also arrange the energy report and any other project specific reports using external consultants.
If a planning permit is required the investment is highly dependent on the reports requested by Council and the consultants we may need to engage. The cost for Modscape to prepare the drawings required for the Planning Application is typically between $5-15k
Once the planning permit has been received OR if planning is not required, you pay $10k for Modscape to prepare the detailed drawings for both building permit and construction purposes. This fee will be deducted from your contract deposit, so if you decide to proceed you won’t be out of pocket.
The team will prepare a Housing Industry Association contract for you specifying the scope of works and all inclusions and exclusions.
Now it’s time to start the build on your custom modular home which takes place – come rain, hail or shine – in our innovative Brooklyn prefabrication hub. Starting with structural steel frames, your prefab home will be constructed in modules that are designed to seamlessly connect together onsite. Our experienced tradespeople work side-by-side with our design team in delivering a quality finished home in just 12 weeks.
Throughout the construction process our project manager will keep you updated with weekly progress reports and phone calls, and you can visit the facility at any stage. A few weeks before your modular home is delivered we will visit your block to install screw piles and set up your utility services (water, power, sewerage) so that they can be connected in time for your move.
Before your prebuilt home leaves our factory, we invite you out to undertake a full inspection to make sure you are happy with everything prior to installation.
The construction of your prebuilt home is complete and the exciting day has come when we deliver and install your new prefab home. We’ve delivered homes all across Australia – from inner-city Melbourne to the remote Kimberleys in W.A. – so you can rest assured knowing that your home will arrive in perfect condition, ready for our specialist installation team to lift into place and connect together.
Once everything is in place, it’s time to get the keys to your new home! And when you have signed off on the project and made your final progress payment you’re ready to move in and put the kettle on.
The project isn’t complete until you are 100% happy with the fit and finish of your new modular home and everything is exactly as promised. The building surveyor is provided with compliance certificates from all contractors, and a certificate of occupancy issued. You have a full 90-day approval period plus 7-year homeowners warranty, so you can rest easy knowing you are getting the home you worked so hard for.
