Perry House Disability Accommodation

Perry House is a unique model of supported housing for young people with intellectual disabilities who have involvement with the criminal justice system. Built using volumetric timber modules, the facility is designed to foster connection and independence for its residents.

Modscape was tasked with delivering a Class 3 Residential Care building that complied with strict accessibility, fire, acoustic, and thermal requirements, as well as HomesVic’s Capital Development Guidelines.

By utilising modular construction, Perry House was able to continue providing their critical services while the new facility was fabricated offsite.

The two-storey building, clad in Colorbond Monument, features vertical battens that introduce rhythm and texture to the façade. The design comprises two distinct wings connected by a central axis, articulated in a white exterior. This central space houses the kitchen and living area, which opens onto a spacious deck with large north-facing windows that flood the space with natural light.

Additional living areas offer a relaxed environment for social interaction. Vertical transportation is included in the design for accessibility, with two lifts provided on either side of the building for added convenience.

Every aspect of the design was carefully considered to ensure a safe and welcoming environment. Bedrooms feature generous wardrobes, desks, and ensuites to foster privacy and independence. Thoughtfully selected finishes – such as durable timber-look floors, soft-toned walls, and textured bathroom tiles – provide a high standard of amenity, balancing comfort with practicality.

This project was made possible by a Homes Victoria Youth Housing Capital Grant, which provided over $4m to bring the plans to fruition. With the expansion of the facility from 4 to 12 residents, it sets a new benchmark for high-performing, thoughtfully designed accommodation in this deeply under-resourced sector.

Project Specifications

Class 3 Residential Care building, NCC 2022 compliance with fire separation, acoustic performance, and thermal performance, structural compliance for a two-storey timber building, DDA accessibility compliance with two vertical transportation lifts and zero threshold access.
