Under the Modern Methods of Construction (MMC) Housing Program, Modscape was engaged to develop an adaptable, multi-purpose modular home that could be produced at scale to address housing shortages for key workers such as police, nurses, and teachers.
The designs required a minimum 7–star NatHERS ratings for any site or orientation across Queensland, while also adhering to the state government’s Social Housing Design and Government Employee Housing guidelines.
Set in the quaint township of Miriam Vale, this three-bedroom, two-bathroom home was delivered as part of the initial prototyping phase to identify efficiencies and lessons learnt for future large-scale rollouts.
Modscape designed and built the modular house in partnership with the QBuild Rapid Accommodation & Apprenticeship Centre (RAAC), supporting skills and experience to uplift local apprentice and trade staff.
This high-performing home exceeds expectations with an 8.5-star NatHERS energy rating. Full timber construction and passive design principles are employed to optimise thermal performance, ensuring superior energy efficiency.
Liveability was also a key focus, with a flexible living area that opens onto a pergola for entertaining, along with a laundry and accessibility ramp for enhanced convenience and inclusivity.
By achieving high sustainability standards and meeting rigorous guidelines, this case study showcases the viability of MMC in delivering healthy homes with precision, quality, and speed. The key worker accommodation rollout will help to attract and retain professionals in regional Queensland, fostering much-needed growth and stability for these communities.
