Building a Home on the Coast
A coastal home starts with understanding the site.
The landscape, views, orientation, climate and the way our clients want to live all shape the design, alongside practical considerations such as wind, salt exposure, bushfire risk, coastal hazards and site access.
At Modscape + Modbotics:
• every coastal home is custom designed for its site and owners
• wind and marine exposure are considered as part of the design and specification
• bushfire and coastal-hazard requirements are addressed where relevant
• materials, hardware and fixings are selected to suit the conditions
• transport, crane access and installation are considered before manufacture begins
• much of the home is manufactured offsite in a controlled environment, reducing the amount of construction required on the coastal site itself

Somers
Exceptional design flair and brilliant functionality are seamlessly blended in the Somers beach home along the Mornington Peninsula in Victoria.
Designed for a family and their grandchildren, this intergenerational retreat leverages a reverse-living house plan, placing main living spaces, including the kitchen and master bedroom, on the first floor to maximise bayside views and natural light.
The ground floor houses additional bedrooms, laundry, and garage, maintaining privacy without compromising the panoramic views, thanks to strategic landscaping.
Key to the design is accessibility, with features like a lift, wide staircases, open bathrooms, and spacious hallways. These elements guide residents to a sunlit open-plan living space, characterised by minimalist finishes that echo the beachside setting.

NEW SOUTH WALES
Bronte Beach
From functionality through to aesthetics, our Bronte project is truly exceptional.
Designed for a family of five, this residence balances incredible ocean views with privacy. With specific attention to natural materials like timber and stone, the home features internal curves that soften its feel, contrasting with its strong exterior form.
Automated black screens on the façade provide a balance of privacy, shade, and outlook, controlled individually and linked to a wind sensor for automatic adjustment.

NEW SOUTH WALES
Clovelly
In the picturesque location of Sydney’s famous beaches sits the Clovelly home – a symbol of a young couple’s new life journey.
With a brief for a “forever home”, the two-storey residence is comprised of six prefabricated modules that form a low-maintenance family space with plenty of room for the eventual addition of new, smaller family members.
The ocean beckons, only a stone’s throw from the property, so it would be inarguably criminal to not take advantage of the views. To cater, the design sits in orientation to the sea, with a long, open plan living/kitchen space that leads from the rear decking and opens up at the front to full-height windows and a cantilevered balcony.

VICTORIA
Portsea
The Portsea prefab home blends with its surrounding environment and will continue to age gracefully over time.
As a weekender and holiday home, relaxation is key – thus the simple dark form is fuss-free and requires very little maintenance.
Holiday life is centred around the pool and the outdoor living spaces, all of which are orientated to the north for all-day sun. The deck and pool become an extension of the indoor entertaining spaces with its positioning allowing it to become a place to relax in the sun, a gathering place to enjoy the company of friends and a perfect position to keep an eye on the kids at the same time.
